New houses or old?

If you are thinking about moving, or just window shopping, where do your preferences lie? Would you prefer to live in one of the sparkling new houses our UK developers are producing across the country, or would you rather live with the charm and character of a period property? Old houses are certainly appealing in some respects, but we have to weigh out the pros and cons to really understand where is best to put our money.

The advantages of old houses

As well as the history, charm and character that many old houses possess, there is also a sense of individuality about living in an older property. They can have a number of interesting architectural and original features, which you just don’t get with new houses, or maybe it’s the outside space you enjoy, with beautiful mature gardens and established shrubs and trees.

New houses can often have some teething troubles, and despite being covered by the NHBC 10 year guarantee, it can sometimes take a long time to iron out al these problems. Typically older homes are more generous with room sizes than new houses, and the surrounding community will be well established and ‘real’, unlike the fabricated communities that are thrown together with every new housing development.

Old houses often have larger plots of land with them and more possibilities to extend or convert areas of the property to accommodate an expanding family. In general the capital growth of an investment in an older property is faster than in new houses, and they are also generally easier to sell as they have the ‘unusual’ factor, which draws buyers in.

Disadvantages of old homes

When you move into an older property, chances are you’ll need to spend a good deal of money bringing it up to date. Kitchens and bathrooms particularly tend to go out of date quickly and you may find that the electrics and plumbing need updating. Older properties often have ancient heating systems which can be inefficient and waste money and in some old properties there could be a good deal of renovation or ongoing maintenance work and costs which you don’t get with new houses.
